In 2004, the City of Plantation adopted the Central Plantation Conceptual Master Plan for the Midtown District. The Midtown District houses corporate offices, regional malls, retail shops, commercial businesses, parks and single and multi-family residential areas. Specifically, the Midtown District consists of 860 acres with approximately 80 percent commercial and office, 9 percent residential, and the remainder equally divided between institutional and parks and open space. The office market is one of the largest and strongest in Broward County, with a 92 percent occupancy rate; 80 percent of the office space is Class A.
The Master Plan is to be used as a guide for policy and investment decisions for both the public and private sector that affect future development and economics of the Midtown District. Capital improvements are defined in the Plan through the year 2025.
The main objective of the Master Plan is to establish a “vision that reflects the ideas of the citizens, community leaders and City officials.” Objectives and capital projects have been identified to address the following goals:
- Improve traffic circulation, reduce congestion, and provide for alternative methods to transportation,
- Create transportation links throughout the District to the surrounding area,
- Plan for a sustainable mix use of businesses, residences, and public services,
- Define and design for plazas, streetscapes, and public places,
- Create pedestrian-oriented environments, and
- Provide for the infrastructure to encourage strategic economic development and redevelopment.
The Master Plan has been divided into three phases for planned growth and capital improvements.
Phase I – 2003-2007
- Residential development consisting of 950 dwelling units
- Office development consisting of 250,000 square feet
- Redevelopment of existing commercial property
Phase II – 2008-2012
- Residential development consisting of 1,050 dwelling units
- Office development consisting of 500,000 square feet
- Commercial development consisting of 150,000 square feet
Phase III – 2013-2025
- Residential development consisting of 1,010 dwelling units
- Office development consisting of 1,050,000 square feet
- Commercial development consisting of 250,000 square feet
Capital improvement projects have been planned for street, infrastructure, public areas, and park improvements. These capital projects should result in the improvement of traffic circulation and reduced road congestion; allow for connectivity of streets; and offer pedestrian walking paths and park improvements.
Street Improvements include drainage improvements, curbing, gutters, center medians where applicable, brick pavers, crosswalks, tree grates, street shade trees, widened sidewalks, bicycle paths, pedestrian lighting, benches, bus shelters, trash receptacles, irrigation and landscaping.
Park enhancements include mall plazas to allow for public gatherings, landscaped pocket parks and an amphitheater. |
